A real example of your free analysis

Visualize the future of your land with a complete 15-20 page free manual analysis:

With the help of geoQguide, we examine the key factors that determine whether a site can support agrivoltaics or other compatible uses:

  • Micro-climatic conditions — heatwaves, radiation peaks, soil-moisture anomalies and their effect on your current crops.

  • Agronomic suitability — how your crops responds to shade, heat mitigation and water savings under different agrivoltaic layouts.

  • Environmental constraints — hydrogeological elements and risks, ecological areas, heritage sites, and protected landscape elements.

  • Infrastructure access — proximity to roads, grid elements, substations and other technical constraints that influence feasibility.

Weather and crop suitability for your land

With our system below, we retrieve meteorological data and soil-moisture indicators for your land, with a spatial precision of just a few kilometres. Based on this information, we assess how suitable your site is for agrivoltaics, comparing it with a selection of crop types commonly grown in your area.

To evaluate the agrivoltaic suitability of each crop, we combine its response characteristics to heat, solar radiation, and drought with the environmental conditions specific to your land. This allows us to identify which crops may benefit most from the partial shading and improved microclimate created by elevated solar structures.

Electrical substations around your land

The map below shows the substations around your selected location in green ⬤ :

  • 380kV and 220kV substations are typically suitable for large agrivoltaic plants (> 30 ha) in a 10 km radius, or for BESS installations (typically 1-3ha) in a 1-1.5 km radius.

  • 132-150kV substations are suitable for mid-size agrivoltaic plants (15-25 ha) in a 3 km radius, or for smaller BESS installations (1-2 ha) in a 1 km radius.

Priority areas for agrivoltaics

The map illustrates the result of the Institute’s strategic analysis of the areas in Italy with the highest potential for agrivoltaic development:

Areas within 10 km of Terna substations with good availability of large plots of land

Areas within 10 km of Terna substations

Areas with good availability of large plots of land

Land suitable for photo- and agri- voltaics

We are focusing on scouting land plots for photovoltaic development of various types and sizes. Here are the types we are currently prioritizing.

🛠️ Industrial land 📐>= 1 ha

Industrial land is in general suitable for photovoltaic development, and therefore the main concern is typically price.  The highest realization value for industrial land, is typically achieved through construction rather than photovoltaic (PV) development.  For this reason, PV projects generally operate with maximum price points that are not very high in absolute terms for industrial land, around €110-120k per hectare.  The ideal industrial land objects are disused or undeveloped industrial areas.

2

🏞️ Closed Quarries and Landfills 📐>= 1 ha

Photovoltaic (PV) development can be done on closed quarries and landfills as they are already anthropized, are frequently located near infrastructure, and do not compete with agricultural or urban development.

However, it is essental that these sites have undergone formal closure procedures and have certification and testing documentation to ensure environmental safety and stability.

3

🛣️ Agricultural land between 60 and 300 meters from highways 📐>= 1 ha

Compared to regular agricultural land, this type of land is easier to approve and can be sold at a higher price.  However, its value is still tied to the agricultural land value in the area.  For example, if the agricultural value in the area is 30k €/ha, the value of the land for PV development will not exceed 50k €/ha.  Competitive prices in general range from 50 to 70k €/ha.  It is important to check for any general or regional PV-specific constraints that may limit the development opportunity.

4

🏭 Agricultural land within 500 meters of industrial plants 📐>= 1 ha

Land used for agriculture that is located within 500 meters of industrial plants, which are defined as locations that house machines and industrial processes, can be authorized more easily and follows similar dynamics to those near highways. Wind and biogas plants are considered "industrial plants", but existing PV plants are not.  It is important to check for any general or regional PV-specific constraints that may limit the development opportunity.

6

🔌 Agricultural land ⛳️ within 3 km of an Enel substation 📐15-25 ha

Land plots ranging from 15 to 25 hectares in proximity to Enel substations are potentially viable for medium-voltage agrivoltaic plants, provided no significant limitations or contraints are in place.  The distance to the Enel substations can be verified using openinframap.org, with the Enel stations marked as 132 kV.  The land's value is estimated to be between 40-60k €/ha for sale or 3-4.5k €/ha/year for location.

7

⚡ Agricultural land ⛳️ within 10 km of a Terna substation 📐> 30 ha

Land plots larger than 30 hectares in proximity to Terna substations are potentially viable for high-voltage agrivoltaic plants, provided no significant limitations or contraints are in place.  If the land is at least 50 ha, the distance to Terna can go up to 15 km.  The distance to the Terna substations can be verified using openinframap.org, with the Terna stations marked as 220 kV and  380 kV.  The land's value is estimated to be between 40-60k €/ha for sale or 3-4.5k €/ha/year for location.

8

🔋 Land plots suitable for BESS (Battery Energy Storage Systems) 📐1-3 ha

Battery Energy Storage Systems (BESS) are gaining importance for balancing the energy grid, ensuring efficient storage of surplus energy and helping to stabilize the grid.  Ideal land plots for BESS development are 1 to 3 ha plots located within 1.5 km from a 220 kV or  380 kV Terna substation, or within 1 km from a  132 kV Enel substation.  Email us to get a detailed personalized map of the substations close to you.  The value of land suitable for BESS development can be higher compared to other uses, depending in particular on proximity to infrastructure.  We look for both industrial and agricultural land - the latter also if not close to industrial plants or highways.
